July 1, 2015 Hope Street did not provide the tenant with the condo bylaws as per NUMEROUS emails, letter mail and forms indicating as such. I also asked them numerous time to purchase additional keys this was not completed as I had to buy additional keys for my new property manager in August 2016.
August 18, 2015 the tenants made an unauthorised HVAC service call b/c Hope Street did not show them how to work the thermostat when they moved in. My husband Michael showed their service man, Ian, how to work the thermostat when the walk through was preformed. Do to Hope Street not show the tenants how to use the thermostat is resulted in a charge of $163. Also, my husband had showed their "handyman" how to work the unit prior, but he didn't teach the tenants.
September 8, 2015, I had to request numerous times for proof of insurance even though the tenants moved in on July 1, 2015.
September 12, 2015, I discovered the keyless entry code was changed when I advised Hope Street this was NOT to be changed.
October 27, 2015, I was advised the tenant was breaking the lease. However, Hope Street has never perused the tenants for monies owing. I was told that there was no way to serve her as she did not provide a forwarding address. I contacted the tenant directly and got her new address. Hope Street still didn't want to recover the monies owed to me
under laws.
January, 2016 there was a bylaw fine applied to us. They collected the funds and sent to us without notifying us. Our accounts went into arrears with the Condo Corp, they should have forwarded the funds directly to the Condo Corp.
April 21, 2016, I was notified the dishwasher wasn't working and they advised me that repairs would cost over $250. I advised them they had NO permission to complete repairs. My husband went to the suite on April 27th and cleaned out the drains and the dishwasher was working perfectly. We emailed Hope Street to advised them the repairs were complete the same day. However, on April 29th we received a bill stating the dishwasher was repaired by an outside company on the 28th.
April 26, 2016, I requested how to cancel our service agreement with Hope Street. I was informed my 1 year contract was over but I would still need to give 90 days notice.
April 29, 2016, I faxed, emailed and mailed a letter giving Hope Street my 90 days notice to terminate our relationship.
For 3 months, I had to constantly email them asking them about providing documents to my new company First Service Residential. They did not get documents to them until September I believe.
They indicated they did not have my bylaws binder even though that was given to the salesman when are keys were handed over. And each time I got a tenant I reminded them to provide the by-laws to the tenant. Never once when I referred to the condo bylaws was I asked about it or was told they didn't have them. Part of the initial paperwork told them they had to provide the bylaws to each tenant and they had to fill out a form for the Condo Corp stating they gave said condo bylaws to the tenant. So,they were lying each time they signed that doc.
August 1, 2016, they took rent from my tenant when they were no longer authorised to do so. My husband and I had to personally drive 300 km to Calgary on August 10th to get a refund cheque for our tenant because they were not responding to voicemails or emails.
We also had to fight for the security deposit so it could be transferred to the new property manager
August 10, 2016 my husband attended their office alone as I waited in the car as I was too upset to meet with these people. During his visit, they tried to bully him into signing contracts to promise we wouldn't sue them. The offered to refund the dishwasher repair but nothing for the lost rent, the lost condo docs etc. Which is going to cost hundreds of dollars to replace.
On August 26, 2016, I sent a PIP request to them via trackable mail and they too ignored that letter and I have had to file a complaint with OPIC.
This company must be the worst property management company out there. They provide little to no service or follow up once they have your money. Their staff are incompetent and their so called 'services' borderline fraud. Do NOT use this company to rent your property because you'll likely get ripped off. They do not even have a license for property management and have a very negative rating with the Better Business Bureau. Just read some of the other online reviews of this misleading organization. I would give no stars if I could rate that low. STAY AWAY!
